London Relocation Agent – Kenneth Walsh – Happy New Year everyone!
After a lovely, quiet Christmas spent with friends and family back home in the Green Isle of Ireland, it is great to be back in London doing what I love most, helping other expats move to London. 2013 was a fantastic year for London Relocation, we smashed many records, built some fantastic relationships with corporate HR departments and settled hundreds of clients into their new homes and new lives. 2014 has kicked off with a bang just like last year did.
Six Month Work Assignment in London
On Tuesday, I had a client who accepted an international assignment in London for 6 months. She works with a rapidly expanding tech management company who are one of our retained clients. Our relationship with this particular company got off to a flying start 2 years ago when we managed to find an apartment in Bayswater for her colleague (directly across from our old office!) and had the clients move in two days later on Christmas Eve.
Knowing quite a few of Ruth’s* colleagues already, I was excited to help her find the perfect apartment and catch up on all the gossip! Moving to London from the US is always a big step and it really helps to have a friendly contact in the city you’re moving to.
The Brief: One bedroom, ideally walking distance to her work at Bank Station, fully furnished, move in 2 weeks’ time.
After picking up Ruth from her hotel near the Tower of London, we viewed two properties in the Aldgate East area, easy walking distance to work. Even though the apartments were good, I sensed that Ruth was not really impressed and she admitted she was concerned the area may be too quiet. We changed tactics and moved on to Shoreditch to view a fabulous brand new 1 bedroom apartment in a recently completely building. It had a great gym, was fully furnished down to linens and towels, and a very friendly doorman. Perfect!
With things looking up we decided to grab a coffee at “Coffee Works” 96 Islington High Street, which has been enjoying roaring success since it opened in 2012 (staff are super friendly!). I wanted Ruth to get a good feel for this vibrant area. With our coffees in hand we walked down Camden Passage (perfect to explore the stalls on the weekend after tucking into amazing food at the infamous “Breakfast Club”). Immediately she fell in love with the eclectic mixture of people and architecture. Just a few doors up from “Coffee Works” we viewed a super charming 1 bedroom, small but perfectly formed! Now Ruth’s choices were getting very interesting!
To shake things up I showed her a 2 bedroom Church Conversion. Though she liked the apartment, the whole church thing kind of freaked her out and so we moved on to the next area Notting Hill!
Notting Hill – Sought After London Neighborhood
Before joining London Relocation, I worked as an estate agent for 3 years in Notting Hill. To say I know it like the back of my hand is an understatement – Notting Hill is particularly popular with Americans relocating to London (the movie of the same name has a lot to answer for). Seriously though, this area is a fantastic choice for expats with families due to the excellent (mostly private) schools and phenomenal parks (Hyde Park and Holland Park very close by) as well as students looking for a trendy area with a truly international vibe!
I was confident from the start that one property in particular would capture my client’s heart. Located on Ledbury Road, one of Notting Hill’s most sought after addresses,with fabulous natural light (top floor apartment) and furnished down to pots pans and cutlery, now it was really time for my client to rank her favourites and for negotiations to begin.
I placed an offer on the amazing one bed in Shoreditch £50 below the asking price and it was accepted almost immediately. Ruth was ecstatic but had one reservation: The area. After spending four hours driving around Notting Hill and only one in Shoreditch, it was back to Shoreditch for a more in-depth look at the neighborhood. We walked from Liverpool Street station to the apartment so Ruth could truly understand her commute. Then we circled the area, down Brick Lane – the aroma streaming from the curry houses sure knows how to tantalise the taste buds!
After our little adventure, Ruth felt fully comfortable with her decision to proceed with the Ledbury Road apartment instead. It may be further from work but she felt a bigger connection with this neighbourhood and in my opinion she made the right choice.
