After living in London for the last 8 years I have come to accept the inevitable disaster that London turns into when the Tube workers strike. I do have to admit that this week was the first time that I have had to deal with this while I was out with a client!
Canadians Moving to London
As my Canadian clients arrived the day before from the US and with a new job starting shortly, we had no option but to brave the roads. Meeting our clients in South London, we had a fair bit of time to get to know each other (it took 90 minutes to get up to St Johns Wood) and good thing that everyone in the car didn’t mind a chat so it was not as bad as it could have been.
My clients were looking for a 2 bed property and having lived in apartments for the last few years this was the main focus of the search. St Johns Wood is an area that is made up of large (and expensive) family houses as well as purpose built apartment blocks. As the green spaces of Regents Park were an attraction, it was definitely a good spot to look around.
We got into nine property options in the area with two rising to the top pretty quickly. After a quick sandwich for lunch, we braved the traffic again to spend the rest of the day looking at options in and around Clapham.
Fast-forward another hour and we get back down to South London. Clapham is a good location to compare St Johns Wood to. Lots of green spaces (Clapham Common, Wandsworth Common and Battersea Park are all nearby) and a real mix of new build properties and period conversions. As I mentioned above our clients were looking for an apartment rather than a conversion but during our needs assessment I suggested we explore the conversions as well.
25 Properties in One Day with London Relocation
After another 11 properties in Clapham, Battersea and Wandsworth we had found the place! It was a beautiful period conversion that a property developer had just gutted and redone from scratch (the builders were still in there finishing up!). 2 good-sized bedrooms, 2 bathrooms with a huge open plan living room and kitchen. The feature that really made the property were the folding doors at the back of the living room and out to the patio!
London Leases and Landlords – Negotiating in Your Favor
On the way back to the apartment they were staying at, we put our offer in with the agent. After going back and forth with them the landlord wanted to sleep on it and come back to us in the morning. Eldin and I dropped them off and then had another 90 minute trip back to the office. I have to admit that I was pretty happy to be out of the car at the end of the day (I feel for Eldin as he was the poor guy driving).
By 11am the next day we had the offer agreed with the landlord; he was thinking about selling the property rather than renting it, but our pre-referenced clients are trusted by many London landlords. Three days later, we have signed contracts and a happy client looking forward to moving in next Friday.
Have to admit it was an interesting day out, and the traffic delays made for a tight schedule, but I am over the moon that I have a happy client moving into a great new flat!
